How long does it take to build a house?

How long does it take to build a house?

The real times behind an exclusive home on the Costa Blanca

Building a luxury villa is not a quick process. Nor should it be.

In a market where unrealistic deadlines are often promised, the reality is that a high-end home requires coordination, precision and time. Especially when we are talking about completely customized projects, with unique architecture, exclusive materials and a level of detail far superior to that of a conventional construction.

One of the most common questions from our customers is:
"How long will my house really take?"

The answer depends on many factors, but in this article we explain the actual phases of a luxury villa and why the execution times are very different from those of a standard development.

Each villa is a unique project

Unlike repetitive developments, a luxury villa is designed specifically for a specific plot, views, lifestyle and needs.

That means that virtually every decision is made from scratch:

  • distribution,
  • structure,
  • guidance,
  • materials,
  • lighting,
  • landscaping,
  • home automation,
  • air conditioning,
  • carpentry,
  • finishes.

Customization greatly increases the final quality of the project, but it also requires more technical coordination and more development time.

Phase 1 — Project Design and Development

Between 4 and 8 months

Before starting to build, there is a fundamental preliminary phase: correctly defining the project.

Here the following intervene:

  • architecture,
  • interior design,
  • engineering,
  • structural calculation,
  • energy efficiency,
  • urban planning regulations,
  • 3D visualization,
  • selection of materials.

In high-end homes, this stage is usually prolonged because the client is actively involved in many important decisions.

A good project reduces errors, avoids improvisations during the work and allows you to better control both costs and subsequent deadlines.

Phase 2 — Licensing and Administrative Procedures

Between 3 and 12 months

This is one of the most unpredictable points of the process.

Obtaining licences depends on the town hall, the technical reports and the urban complexity of each plot. In areas such as Xàbia, Moraira or Dénia, administrative times can vary considerably.

Influencing factors:

  • slope of the land,
  • urban planning conditions,
  • sectoral reports,
  • setbacks,
  • occupation,
  • environmental permits,
  • connection of supplies.

Although this phase often does not depend directly on the construction company, good document preparation can considerably speed up the process.

Phase 3 — Construction of the structure

Between 4 and 6 months

Once the work has begun, the structural phase begins:

  • earthmoving,
  • foundations,
  • containment,
  • concrete structure,
  • decks,
  • waterproofing.

In villas located on plots with unevenness or complex access, this phase may require more advanced technical solutions and longer execution times.

The structure is the basis of the entire house. Running it correctly is much more important than running it fast.

Phase 4 — Installations and enclosures

Between 3 and 5 months

This is where much of the technical complexity of a modern home comes into play.

Currently, many luxury villas incorporate:

  • aerothermal energy,
  • underfloor heating,
  • sectorized air conditioning,
  • ventilation with heat recovery,
  • Integral home automation,
  • technical lighting,
  • audiovisual systems,
  • photovoltaic energy,
  • Water recycling.

Coordinating all these systems requires very specific planning and specialists.

In addition, many premium materials have long manufacturing times:

  • minimalist carpentry,
  • natural stone,
  • personalised kitchens,
  • integrated furniture,
  • Special coatings.

Phase 5 — Finishes and final detail

Between 2 and 4 months

The difference between a correct house and an exceptional villa is usually found at this stage.

The last months of work are focused on:

  • line-ups,
  • lighting,
  • carpentry,
  • integration of materials,
  • gardening,
  • fixed furniture,
  • home automation,
  • Final adjustments.

It is a slow phase because it requires constant revisions and an extremely high level of demand.

In premium homes, details matter.

So, how long does a luxury villa really take?

In general terms:

Phase Approximate time
Design and project 4–8 months
Licenses 3–12 months
Construction 12–18 months
Adjustments and delivery 1–2 months

Realistic Total Time:

Between 18 and 30 months

In particularly complex projects, the deadline can be even longer.

Speed shouldn't be the goal

In luxury construction, accelerating too much often leads to problems:

  • execution errors,
  • lack of coordination,
  • poor finishes,
  • cost overruns,
  • improvised decisions.

A good villa should be designed to last for decades.

Therefore, more important than promising impossible deadlines is to work with planning, transparency and technical control throughout the process.

Building well takes time

A luxury villa is not just a home.
It is an emotional, economic and patrimonial investment.

Behind each project there is an enormous work of design, coordination and execution that often remains invisible.

Understanding the actual construction times helps you make better decisions and enjoy the process with realistic expectations.

Because when a house is designed to last for many years, building it correctly deserves the necessary time.
